Oh Lord yes, HVAC! Not just the noise your home's HVAC makes, but getting some ventilation into your recording space! The better and more hermetically sealed your space, the more important it is to have good ventilation for the not-entirely-inconsequential reason of needing to continue breathing and living.

And you'll want to be able to shut it off when recording. I spent a great deal of time and effort... cajoling my uncle into building a perfect ventilation system. But it is still too noisy for finicky voice recording. I haven't the heart to tell him.

Thanks guys. The plans are far from complete. It's just a rough sketch of what I want to do. I've dealt with HVAC for years as well, and as it is right now being on the second floor, I have to turn off both upstairs and downstairs to get rid of that low rumble for any recording. In the winter, with sessions that might be an hour or so, it can get a little nippy. And in the summer, with all the electrical equipment going, I flat out bake so it certainly will be addressed in the new building.

Right now it's a four car garage with a wood stove, so at least it will be warm while we build.

Youu might talk to Russ Gorsline at Rex post. he's moved his studio around a couple times and probably knows some people that helped build studios in Portland. if you have not worked with him tell him you know me

I find the Mitsubishi Mr. Slim mini-split AC/Heater units are quiet enough for studio use with only 18dBa output in whisper mode... Most impressive performance. However they do NOT provide fresh air, so open the door once every few hours.
