Tom,

One thought would be to roll your own. Do you have any friends or family who work in an office environment? If so, and you have a portable recording set-up, take it to the office and record several minutes. Pick and choose the best bits to fit what you need. If you don't own portable gear, it's probably not much to rent something for part of a day.

Thanks to all who responded - it looks like I'm covered! (By the way, this project is NOT something that would air, it's just for a cut on my new Real Person demo. I probably should have said that up front. I'm not asking anyone to do something that would violate a license).
